Why was Matt McCullough so friendly?

Matt seemed to be the only person in Deception Bay who didn't want Elizabeth La Salle to leave. Sure, the townsfolk wanted their privacy, and by painting the Deception Head lighthouse, she'd bring in more tourists. But the animosity seemed to run deeper than that.
