Miss Eden's Garden — Diane Lil Adams

When Angie Eden dies unexpectedly, she leaves her property to her favorite niece, Sunny Eden. Zoning laws prevented the kindhearted Angie from collecting rent, so she took in a boarder for free. Sunny is willing to continue her aunt's generosity, but she hopes the professor will pay the utility bills, or the mortgage.
